Primary Responsibilities

  • Schedule and supervise the mechanical, electrical, and plumbing trades and coordinates with carpentry skilled trades
  • Assist with managing full-time union, part-time temps and student employees
  • Provide leadership for the operation, maintenance, planning and construction of SEMO utility system, including steam, electric, domestic water, chilled water, storm/sanitary sewer systems and associated distribution infrastructure
  • Supervise skilled trades staff including hiring, workload distributions, professional development and performance management
  • Supervise the gas fired boiler plant operations and repair needs required to maintain the University Boiler Plant and utility distribution system; which includes, but is not limited to, gas fired boilers, steam production and distribution, emergency generators, cooling towers, chillers, boiler control systems and various utility system components located in both mechanical rooms and the tunnel system
  • Inspect and document facility conditions and provide estimates for deferred maintenance
  • Maintain, operate and schedule campus-wide Central monitoring and control building automation system as well as prepare all service contracts and reports including but not limited to building control and fire alarm systems contracts and boiler and electrical systems inspections
  • Ensure timely completion of all required inspection reports and operating permits
  • Manage the preventative maintenance program and schedule PM work to ensure that all utility systems and associated equipment are properly maintained and in safe operating order
  • Procure and manage maintenance and inspection contracts associated with but not limited to fire alarm systems, fire extinguishers, kitchen hood inspections, etc
  • Provide technical leadership, scheduling and assistance, as needed, in repairs to system equipment to provide minimal downtime to any facility on campus
  • Collaborate with others to discuss potential equipment replacement and maintenance and repair issues that will require immediate or future funding
  • Coordinate with others to plan maintenance work and equipment replacement/upgrades with campus wide construction and renovation work
  • Partner with Facilities Management staff to coordinate work that will require assistance from other departmental trades
  • Promote and enforce safe work practices, including the proper distribution, use and compliance with personal protective equipment (PPE) requirements
  • Participate in an on-call rotation and respond to after-hours, weekend and emergency situations
  • Serve as the primary point of contact for assigned teams, projects, and operational areas


Required Qualifications


  • Bachelor's degree in engineering, facilities management or related field and/or 10 years or more of education, knowledge and experience in management/supervision of facilities or construction management and mechanical, electrical and plumbing systems and operations
  • Demonstrated ability to supervise teams, including coaching, performance management and workload planning
  • Knowledge of building systems: mechanical, electrical, plumbing, architectural finishes, fire protection and fire alarms and controls
  • Ability to read, interpret, and apply architectural and building system drawings and specifications
  • Working knowledge of building codes and state operational requirements
  • Demonstrated ability to plan, coordinate, analyze, implement and document specific administrative and management functions
  • Proficient computer skills utilizing the internet and programs including Microsoft Office, inventory/warehouse operations software and work order maintenance software
  • Ability to work independently and collaboratively in a team environment
  • Ability to manage and stay within guidelines and operational budgets
  • Excellent written, verbal and interpersonal communication skills
  • Strong organizational, problem-solving, and analytical skills
  • Demonstrated ability to handle multiple tasks with frequent interruptions
  • Demonstrated understanding of and strong commitment to customer service
