POSITION SUMMARY

The General Maintenance Technician III is the journey level in the series. The incumbent acts under general supervision and responds with acquired skill, exercising Institute and professionally established safety precautions.

Incumbents are expected to have journey level expertise in performing skilled masonry work, building, altering and repairing brick, stone, tile or ceramic structures and surfaces. Other duties may include carpentry and painting assignments on an as needed basis.

Provides technical service/support in one of the general maintenance areas and trains lower level employees in various technical areas.

ESSENTIAL FUNCTIONS

Masonry (70%)

  • Repairs, maintains and alters concrete buildings, retaining walls and other brick or stone edifices (may involve repetitive bending/stooping/overhead work depending on job location).
  • Prepares concrete base including setting wood forms and positioning steel; measuring and pouring concrete of varying weights; finishing concrete; removing wooden forms and backfill; cleaning site; spreading loam.
  • Mixes mortar; lays bricks and stones and/or concrete sidewalks; makes and repairs steps.
  • Patches and/or replaces brick or stonework. Installs and repairs tile floors and/or walls. Repairs spalling concrete walls and floors (may require respirator use).
  • Plasters ceilings and/or walls (may involve ladder use and overhead work). Reads blueprints and estimates masonry work in each job.
  • Picks up requisitioned tools and materials from vendors.
  • Prepares and disassembles work site including placing and removing signs and barricades.
  • Operates a variety of complex equipment including jackhammers, pumps, concrete saws and mixers, hammer drills, and other similar equipment and machinery in repairing and installing concrete.
  • Operates a variety of aerial work platforms for concrete installation and repair.

Carpentry (10%)

  • Studies blueprints, sketches, or building plans for information pertaining to type of material required, such as lumber or fiberboard, and dimensions of structure or fixture to be fabricated.
  • Selects specified type of lumber or other materials.
  • Prepares layout.
  • Assembles cut and shaped materials and fastens them together with nails, dowel pins, or glue.
  • Marks cutting and assembly lines on materials.
  • Fits and installs prefabricated window frames, doors, doorframes, weather stripping, interior and exterior trim, and finish hardware, such as locks, letter drops, and kick plates (may require overhead reaching, squatting, and bending depending on job location).

Painting (10%)

  • Smooths surfaces and removes old paint from surfaces to prepare surfaces for painting.
  • Fills nail holes, cracks, and joints with caulk, putty, plaster, or other filler.
  • Spreads drop cloths over floors and room furnishings, and covers surfaces such as baseboards, door frames, and windows with masking tape and paper to protect surfaces during painting.
  • Erects scaffolding or sets up and uses ladders to perform tasks above ground level.
  • Washes surfaces prior to painting with mildew remover.
  • Applies paint and various surface preservative/finish products (often requires the use of a respirator).
  • Ensures that paint booth is operated in accordance with regulatory compliance and maintains all required records and logs.

Other Duties as Assigned (10%)

  • May include material handling.

EXPERIENCE

Required

  • 3 years of general construction/ maintenance experience.
  • Full to advanced proficiency in at least one trade.
  • Full to advanced proficiency with reading blueprints, shop drawings and sketches.
  • 1-2 years experience in safe operation of air compressors, jackhammers, pumps, loaders, concrete saws and mixers, hammer drills, generators and other similar equipment for concrete installation and repair.
  • 3 years experience directing or leading others in masonry techniques.

EDUCATION

Required

  • High school diploma, G.E.D., or equivalent trade or vocational education or training.

SKILLS AND ABILITIES

Required

  • Knowledge of principles and practices of concrete construction and finishing.
  • Knowledge about use of various types of manual and electrical tools.
  • Ability to operate a variety of equipment including air compressors, jackhammers, pumps, loaders, concrete and mixers, hammer drills, generators and other similar equipment for concrete installation.
  • Ability to assess and consistently follow all proper safety precautions related to work performance including adherence to safety regulations including wearing appropriate protective clothing and equipment, and using proper equipment and materials.
  • Ability to act independently to determine methods and procedures; with management approval, set quality standards and leads in their implementation
  • Ability to complete complex tasks in creative and effective ways, following Institute's policies and procedures.
  • Ability to develop or adapt existing technical and/or mechanical processes for greater efficiency or improved quality.
  • Ability to learn and apply pertinent federal, state, and local laws, codes and regulations, particularly those applicable to concrete structures and construction.
  • Ability to take a leadership role in the absence of supervisor or crew leader when needed.
  • Demonstrated ability to understand and follow instructions.
  • Regularly contributes to the development of new concepts and techniques.
  • Ability to exercises a high degree of discretion and independent judgment.
  • Ability and demeanor to serve as a technical resource to coworkers; regularly provides project leadership and technical guidance to peers and lower level personnel.
  • Knowledge of inventory control and supply ordering to ensure sufficient stock is readily available.

SPECIAL CONDITIONS OF EMPLOYMENT:

  • Must be willing to work in an animal-related research environment.
  • Must be able to work overtime as needed.
  • Must be willing to maintain First Aid/CPR/AED training/certification.
  • Must sign an employee confidentiality agreement.
  • Successful completion of the Institute's background investigation.
  • MASONRY EMPHASIS requires the ability to work confidently at heights using aerial platforms and/or ladders and to have visual perception abilities to match the color and texture of a concrete patch to the surrounding concrete.
  • Post-offer physical required.
  • A DMV driving record background check may be required. A Class C motor vehicle license and clean driving record will be required in order to drive Institute vehicles.

OCCUPATIONAL HEALTH & SAFETY PROGRAM REQUIREMENTS

  • As a safeguard for employees and animals, all FS employees may be subject to vaccines/tests/physical exams prior to working with specific animals or animal populations as required by research needs including but not limited to:
  • TB Testing/Clearance (every six months / twice a year)
  • Measles, Mumps and Rubella (proof of immunization and/or vaccination)

PHYSICAL REQUIREMENTS/MENTAL ACTIVITIES/ENVIRONMENTAL CONDITIONS

This position requires constant lifting/carrying/pushing/pulling 0-20 lbs., and frequent balancing, bending, lifting/carrying/pushing/pulling 20-50 lbs., climbing, crawling, handling, hearing, kneeling, reaching, seeing, standing, talking, walking, analyzing, communicating, exposure to weather, and working outside.
