Position Introduction

We are hiring a maintenance worker to join our facilities team. Working under the direction of the department supervisor, this position is responsible for performing a wide variety of skilled maintenance activities (carpentry, painting, plumbing, electrical, equipment inspections, etc.). On an as needed basis, will work with the department supervisor to coordinate the activities of larger projects. Occasional computer work will be required. Position Summary

As an integral member of a small staff responsible for both the facilities and grounds of the campus, this role will provide construction, and maintenance services as needed and/or assigned. Performing a wide variety of maintenance activities (carpentry, equipment, building systems, etc.), addressing immediate operational and/or life safety concerns, and assisting and performing skilled trades as needed (general electrical, plumbing, HVAC). Provide back-up assistance for grounds tasks, as needed..

Reports to Assistant Vice President of Facilities Management
Essential Functions and Responsibilities

· Performs a wide variety of general and skilled maintenance activities (e.g. carpentry, painting, doors and locks (life safety), plumbing, electrical, HVAC, kitchen equipment, various building-systems, etc.)
· Serve as the primary water manager, overseeing tests and maintains equipment, including pump houses and fire protection system
· Inspections of plant facilities and equipment, and submit appropriate reports to local, state, and national regulating entities
· Access the electronic work order database to ensure the priority, follow up and quality assurance of maintenance and repair requests
· Assist AVP with planning and implementing deferred maintenance and capital outlay needs
· In collaboration with AVP responsible for the maintenance of the official College record of all drawings, specifications, layout, and design standard of the College equipment/facilities
· Provides general maintenance within the College facilities
· Assist in management of building and equipment maintenance schedules
· Provides input for performance evaluation of tradesmen and groundskeepers
· Repairs and assembles furniture for the purpose of ensuring safe working conditions
· Performs preventative maintenance and inspections for the purpose of ensuring compliance with life safety codes, efficient and effective functioning of equipment, tools and/or systems
· Installs system components, classroom and office equipment and facility components (e.g. lighting, heating and ventilating systems, plumbing, electrical, etc.) for the purpose of providing a safe and efficient learning environment
· Prepares written materials (e.g. repair status, and work orders, etc.) for the purpose of documenting activities and/or conveying information.
· Participates in meetings, workshops, trainings and seminars for the purpose of conveying and/or gathering information required to perform functions
· Maintains assigned tools and equipment for the purpose of ensuring safe operating condition.
· Coordinates with assigned supervisor(s) for the purpose of completing projects and work orders efficiently
· Estimate costs of materials and labor for job planning
· Monitor contractor performance and work progress
· Responds to maintenance emergency situations during standard work and after work hours for the purpose of resolving immediate concerns
· Assist with landscape and grounds maintenance activities as requested by AVP, including minor snow removal
· Work collaboratively with others (e.g. colleagues, stakeholders, vendors) to accomplish functions and responsibilities
· Additional duties as assigned by immediate supervisor

Required Education Associate's degree from a regionally accredited institution, or the equivalent combination of related training and education.
Other Required Qualifications

· Associates degree or equivalent combination of education and/or related certification/licensure and meets State and Federal requirement plus additional specialized training
· Five years of work experience in construction or construction management
· Valid state driver's license
· EPA Type II Refrigerant Usage certification, or ability to obtain within 1(one) year of employment
· Factory authorized installer for door control and exit devices, ADA (life safety), or ability to obtain within one (1) year of employment
· Knowledge of or certification in HVAC
· General knowledge of carpentry, plumbing, and electrical systems

· Specific skill based competencies required to satisfactorily perform the functions of the job to include, but not limited to: Operating equipment and tools used in skilled trades, manuals, computer systems and software literacy (e-mail, work order and building automation systems, etc.)
· Ability to maintain required licenses and certifications
· Ability to read blueprints in various formats
· Ability to adhere to safety practices (e.g. OSHA Standards, proper handling of hazardous materials, proper use of personal protective equipment, proper lifting techniques, and proper use of ladders and lifts, etc.)
· Able to plan and manage projects under the direction of the supervisor
· Be able to communicate clearly and/or present information to others; and understand complex written and verbal instructions
· Be able to perform basic math functions
· Ability to work within a scheduled timeframe to complete projects and assignments
· Flexibility is required to work with others in a variety of circumstances
· Work with data utilizing specific defined processes and operate equipment using industry standard methods
· Ability to work safely with heights up to 30 feet, ability to move and safely lift 75 lbs. unassisted, and work in and out of doors in inclement weather
· Ability to perform physical activities, such as, but not limited to bending, standing, climbing, or walking
· Operate manual and power equipment using industry standard methods of safety

· Ability to smell, hear, and speak
· Working knowledge of applicable building and Life Safety codes and regulations related to facilities, systems, and renovations
